Soffit & Fascia: Why Most Cheap Replacements Last 5 Years When They Should Last 25
Soffit and fascia repair is one of the most-overcharged and most-undercharged services in the handyman trade, depending on which contractor you call. The honest version is in the middle. Understanding what actually fails and why determines whether your repair lasts 5 years (typical "cheap" job) or 25 years (the work done right).
What actually rots, and why. Fascia boards are the vertical boards at the edge of the roof where the gutter attaches. They take three sources of moisture — rain that overshoots the gutter during heavy storms, ice damming in winter that pushes water backward under the shingles, and condensation from inadequate attic ventilation. The rot starts at the back of the board (against the rafter tails) and works toward the front. By the time the front face shows visible rot, the back is usually three times worse. Soffit boards (the underside of the overhang) rot from the same moisture, plus any leak in the gutter joint above.
Why cheap replacements fail. The cheap version is: cut out the visible rotted section, nail in a new piece of pine or composite board, and paint it. That works for about 5 years before the new board rots from the back exactly like the old one did, because the underlying moisture sources weren't addressed. The gutter still overshoots in heavy storms. The attic still has inadequate ventilation. The flashing at the soffit-wall junction still has a gap. The water still gets to the back of the new board, and the cycle repeats.
The right version. Cut out the visible rot plus six inches beyond in every direction (because the back-side rot extends past the visible front-side damage). Inspect the rafter tail behind the board — if the rafter is rotted, sister a new piece of framing alongside it before any new boards go on. Install the new soffit and fascia from PVC or treated wood (not generic pine). Properly flash the wall-to-soffit joint and the gutter attachment. Repaint with exterior-grade primer and finish coats. Done right, the repair lasts as long as the rest of the roofline — typically 20–25 years.
How to tell which one a contractor is quoting. Ask: "Do you cut back six inches beyond visible rot?" A real exterior carpenter says yes. Ask: "Will you inspect the rafter tails behind the soffit?" Same answer. Ask: "What material are you installing — pine, treated, PVC?" Cheap quotes use generic pine, which rots again in 5 years; real work uses PVC trim board or properly treated lumber. The price difference is real — about $200–$400 per section, more for the right material and the right backside prep. The longevity difference is the gap between "repair done" and "problem solved."
