A shower on the second floor leaks onto whatever is under it. The water finds a joint, follows it, and can show up downstairs as a ring on the ceiling before anything looks wrong in the shower itself. For a primary-suite shower in a Bear two-story, the room below is where you notice it.

While each part of the shower is wetted in turn, the ceiling below is watched, so the first sign of water downstairs points to the part being tested. The failure can be as small as a grout line, a caulk joint, or the seal behind the handle trim, and a small failure gets a small repair.

Small Failures That Show Up Downstairs

Upstairs primary showers in Bear houses

Bear townhomes run up to three floors, and its two-story colonials put the primary suite upstairs. Either way, the primary shower is above a room where people live. In a house built in the early 1990s, grout and caulk installed at the time can let a little water through each time the shower runs. In that layout, it lands on the ceiling below before it shows in the stall. A stain there is a clue to follow. The repair starts with finding which of three small parts let go.

Grout lines, caulk joints, and the trim seal

Grout is cement, and it wears. Once a line on the shower floor or low on the walls opens up, water soaks in every time the shower runs and drains out slowly afterward, a little at a time. Caulk seals the joints that move: the inside corners, the seam where the walls meet the floor, and the edge of the curb. When it peels, those joints open. The trim plate behind the handle hides the opening in the tile for the valve, and a gasket or bead of sealant is all that keeps spray out of that hole. Each of these three leaks occurs only while the shower is running, which is why the stain downstairs can grow for months without anyone seeing a drip.

What stays when the test points to one spot

If the test finds a run of floor grout, the floor is regrouted, and the walls stay. If it finds the trim seal, the trim comes off, the opening is sealed, and the trim goes back on. Tile that is bonded and sound is left in place. The job grows only when the test, or the tile around the failed spot, shows damage reaching past it.

How the Upstairs Repair Unfolds

1

Show us where it turned up

Call or text about the stain and which room it's in.

2

Testing part by part

During the visit, each part of the shower is wetted individually, while the ceiling beneath is monitored for the first sign of water.

3

Protecting the route upstairs

Before anything comes apart, the floor is covered with drop cloths and runners from your entry, up the stairs and through the bedroom to the shower.

4

Fixing only what the test found

The failed grout, caulk, or trim seal is removed and redone. Loose tile is reset, and soft backer or subfloor found behind it is cut back to sound material.

5

Back in service

When the grout and caulk are fully set, the primary shower is ready for use again, and the bathroom is handed back clean.

We don't paint walls, ceilings, or trim, so the patched spots are ready for paint.

Wet framing is dried and cleared of mold by others; our shower repair begins after that.

Bear Shower Repair Costs, Repair or Rebuild

  • What the test calls for

    Shower leak and tile repair

    Price range$1,000 to $3,000
  • What the test calls for

A new custom tile shower in its place

    Price range$6,000 to $12,000

A leaking pan, or backer that has gone soft across a wall, moves an upstairs shower into a rebuild. Short of that, the repair is priced on the parts the test names. Floor grout, a few loose tiles, and soft subfloor at the shower edge each add work. A trim seal or a run of caulk by itself can be priced as a small job, at the $100 service-call fee plus $25 per quarter hour.

Jimmy prices every project in person at your home, never from a photo or a text. Project estimates are free and are usually scheduled in the evening.

Before You Call About the Upstairs Shower

A slow leak needs volume. One short shower can soak into the grout and the bed under the tile and stop there. Two in a row saturate it, and the excess water runs to the ceiling.

In a two-story with two full baths upstairs, either can sit over the same stretch of ceiling once water runs along the framing. Each bath is tested individually, starting with the one closest to the stain.

Drywall wicks water outward from where it lands, so a slow drip above can leave a wide ring below. The size of the stain says little about the size of the repair.

Age alone doesn't decide it. A shower with a sound pan and a firm backer can take regrouting and new caulk and keep going. If the test finds the pan leaking, Jimmy will tell you a rebuild is the sounder choice.

The test runs from the bathroom, so the ceiling stays closed unless the stain can't be tied to any part of the shower. Opening it, then, is a choice made with you during the visit.
