Bathroom vanity base replaced after a leak in Bear, DE by Precision Home Worx
Sink Cabinet Replacement project by Precision Home Worx near Bear, DE
Finished sink cabinet replacement work by Precision Home Worx

A bathroom vanity takes water from more directions than a kitchen sink base: the faucet and drain above it, the pop-up linkage inside it and the wet floor around it after every shower. Once the bottom panel swells or the toe kick crumbles, the box has had it.

Hall baths, primary suites and main-floor powder rooms in Bear get the same order of work: the leak first, then the floor under the box, then the new vanity with its top, faucet and drain back in place.

When the Vanity Base Has Given Out

The water's path into a vanity

Several sources share that small cabinet. The supply lines and the stops below them can weep at a nut. The pop-up drain leaks where its pivot rod enters the tailpiece, causing a slow drip that lands on the bottom panel every time the basin empties. The trap's slip joints let go when they are bumped. Water also gets in from outside the box: splash that runs behind the top where its seal to the wall has failed, and floor water that wicks into the toe kick. Each leaves its own mark. Swelling at the back points to the plumbing, and swelling along the front edge points to the floor. A ring under the drain points to the pop-up.

One-piece tops and separate sinks

Some vanities wear a cultured-marble top with the bowl cast as part of it, held down by a bead of caulk along the backsplash. A stone top with an undermount bowl is heavier, and the bowl is clipped to the underside of the stone top. Whether your top comes off and goes back on the new base, and how, is covered in the estimate. A top that can't be reused is replaced in the same width, and a stone one is cut by the countertop fabricator.

The base under the top has its own choices. A vanity with doors leaves the trap and stops in open space. One with drawers needs drawers notched around the trap or set to one side of it, and the height where the drain and supplies leave the wall sets which drawer layouts clear them. Those heights are measured at the estimate, before a cabinet is chosen.

Vanities on the upper floors of Bear townhomes

Newer townhomes in Bear have up to three floors of living space, so a bathroom vanity can sit two flights above the front door. Everything for the job travels those stairs: the old base on its way out, the new one on its way in, and a top that has to clear the turn at each landing.

That becomes part of choosing the top. A one-piece cultured-marble top is light enough to carry up whole, while a long stone top is measured against the stair turns before it is ordered. A vanity that comes flat-packed or in two boxes can be the easier fit for a top-floor bath.

Swapping a vanity is also part of our work in the half bath and powder room.

Refacing a vanity with a swollen floor or a crumbling toe kick isn't something we offer; the box is replaced.

If the bathroom floor is still wet or shows signs of mold, it must be cleared by others first. Drying and mold removal aren't work we take on.

Stone is cut by a countertop fabricator. It's the only outside trade on our jobs.

Already bought the fixture or the material? We can usually install it, as long as it suits the job. On customer-supplied materials, our warranty covers the labor only.

Getting the Bathroom Sink Working Again

1

A call about the vanity

Call or text (302) 321-3577. Mention which bathroom it is and whether the swelling sits at the back of the box or along its front edge.

2

The bathroom visit

The base, top, faucet, and stops are checked, and the width is measured. Jimmy looks it over in person, and the written price follows.

3

Out with the old box

Both stops are closed, and the top is cleared from the base for reuse or replacement. The trap and supply lines come apart, and the base is unscrewed from the wall and lifted out. Any soft patch of subfloor is cut away and reinforced underneath.

4

New vanity, water on

The new base is shimmed level and screwed to the wall studs, and the top, reused or new, is set and sealed to the wall. Then the faucet and drain go back on. Water fills and empties the basin with the doors open until the joints prove dry.

Before You Replace a Bathroom Vanity

Water runs down and stays put. Drips from above collect on the cabinet floor, and water on the bathroom floor soaks into the toe kick from below, so the lowest edges of the box swell first.

Only when the new base is wider on that side, or the tank blocks the top from lifting clear. A base of the same width slides in beside it and the toilet stays where it is.

Yes. A taller base lifts the top, so the faucet, the backsplash line and the mirror above it all sit higher, and the drain tailpiece grows to reach the trap that stays in the wall.

The vanity's own stop shuts off its water alone, so the rest of the bathroom keeps working. If one of those stops has to be replaced, the house water goes off for that part of the job.

The tile was set up to the old box, so a base with the same footprint lands on that same edge and hides it. A narrower or shallower base exposes the untiled patch where the old one stood, which then needs to be matched with tile, so the new base is sized to cover it.

Yes, if the box is still firm. A leaking pop-up or a loose trap on a sound vanity is a plumbing repair in itself, and the cabinet stays. A single small task, like a smoke detector or a lock, is a $100 service call plus $25 for every 15 minutes of work.

    Subfloor repair under the vanity

    PricePriced at the estimate

Ask what changes this price, and the answer is the vanity you pick and the top that sits on it. A one-piece cultured-marble top and a stone top with an undermount bowl each come off differently, and a top that can't be reused adds a new one to the job. Any subfloor repair found under the old box is priced alongside the vanity.

Jimmy prices every project in person at your home, never from a photo or a text. Project estimates are free and are usually scheduled in the evening.

Our workmanship warranty

Our work carries a one-year workmanship warranty, dated from the day the job is finished.
