Toilet and Faucet Replacement project by Precision Home Worx near Bear, DE
Finished toilet and faucet replacement work by Precision Home Worx

In a Bear house from the 1990s, the small valves under the sinks and behind the toilets may not have been turned since the house was finished. Before Jimmy Grubb and his son take out a toilet or a faucet, they find out whether the valve feeding it still closes, because the rest of the job depends on it.

Call or text Jimmy at (302) 321-3577, Monday through Sunday, 7 a.m. to 8 p.m.

Getting the Toilet, the Faucet and the Stop Right

Setting a toilet so it sits still

A toilet is held down by two closet bolts that rise through slots in the flange, and it seals to the drain on a wax ring that compresses once as the bowl is lowered. If the bowl can rock, every rock pulls the seal apart a little, and a broken seal doesn't reform. A bowl is lowered straight down for that reason, and on an uneven floor it needs shims to sit level. The nuts are drawn down a little at a time on each side, firm enough to hold and short of the point where vitreous china cracks. How your toilet will be set and what the floor under it needs are covered in the estimate.

Original stop valves in 1990s Bear houses

Bear was a crossroads of corn and cattle farms until housing developments spread along Route 40 in the late 1980s and 1990s, and the median Bear home was built in about 1993. In a house that age, the toilets and faucets may be original, around 30 years old, and so may the angle stops under them: the small valves at the wall that shut off one fixture. A stop left in one position that long can refuse to close, or start to weep at the stem the first time it moves. So the stop is tested at the visit, and if it fails, a new one is priced at the visit and fitted during the same shut-off as the fixture swap.

Pull-down kitchen faucets and the space under the sink

A pull-down kitchen faucet has a hose that runs down through the spout and loops under the sink, with a weight on it that pulls the spray head back into place. That loop needs clear room in the sink cabinet, so the drain trap and anything stored or mounted under there are part of the fit. On an older sink drilled for three holes, a single-hole pull-down sits in the middle one, and a cover plate hides the other two. We fit Moen, Delta, and Kohler faucets, and American Standard and Moen toilets.

From First Text to a Tested Fixture

1

Tell us what you see

Text or call with the fixture and the trouble: a rock, a drip, or water on the floor. Active water leaks are the one call we try to reach the same or next day.

2

The stop is turned

Jimmy gently closes the stop under each fixture you want replaced and watches to see whether the water stops and the stem stays dry.

3

You choose the fixture

Pick a toilet or faucet from the brands we install, or have one ready yourself, and Jimmy confirms it suits the space.

4

Water off, old fixture out

The fixture's own stop is closed, or the main if the stop is being changed, and the old toilet or faucet is lifted off or unbolted from below.

5

New stop, new line, new fixture

If the flange or floor under a toilet needs work, that comes first. The stop goes on next if it is being changed, then the supply line, then the fixture.

6

Back on and watched

The water is turned back on slowly. The toilet fills and flushes, the faucet runs, and the new stop is looked at once more with the line under pressure.

Stop Valve Questions Before a Fixture Swap

It can make sense when the stops are all the same type and age, since every stop change means closing the main. It's your call. Say so at the visit, and each extra stop is priced with the rest of the work.

An older multi-turn stop presses a washer onto a seat over several turns. A quarter-turn stop uses a ball inside the valve, so a quarter-turn of the handle takes it from open to closed.

Jimmy looks at what it is at the visit. If it turns out to be polybutylene, the gray plastic pipe put in while it was still sold, replacing it is a repiping job of its own, and one we take on.

The supply line runs from the stop's outlet to the fixture, so it is matched to both ends. A new line is sized to reach without a kink or a tight loop, and the old one isn't reused.

A slow drip at the stem won't fix itself. Put a towel or a cup under it, leave the handle alone, and get in touch. If water is running freely, treat it as an active leak and call or text right away.

The new stop goes on the pipe where it already comes out, and the wall plate slides back over it. Nothing past that point is opened unless the pipe itself needs work, and that would be shown to you first.
