Steel bulkhead basement door replaced on a Wilmington, DE home by Precision Home Worx
Bilco Basement Doors and Garage Side Doors project by Precision Home Worx near Wilmington, DE
Finished bilco basement doors and garage side doors work by Precision Home Worx

An outside basement door lies at a low slope over a stairwell, so rain, snow, and fallen leaves sit on its face and run down to its bottom edge, where steel rusts and wood rots. A garage side door stands upright, but its frame starts at the slab, where melting snow and water off the car collect at its foot. The two doors wear out from the same place: the bottom.

We replace both: the steel bulkhead door, often called a Bilco door, after the brand name, and the walk-through door on the side of an attached garage. Jimmy Grubb takes the measurements, takes out the old door, and sets, fastens, and seals the new one.

Height taken at both ends

A bulkhead rises from the ground to the house wall, so its height is taken at the house and at the far end.

Steel or fiberglass at the garage

The side door comes as a new pre-hung unit in the material you pick.

Old wood cellar doors retired

A rotted wood frame comes out, and a steel bulkhead takes its place.

Rust at the Bulkhead, Rot at the Side Door

The two doors share a price range and little else. One is a pair of steel leaves lying over a stairwell, and the other is a hinged door standing in an upright frame.

A rusted steel bulkhead

A steel bulkhead is two leaves on hinges, set on a frame that sits on the walls of the outside stairwell to the basement. Rust starts where the leaves meet the frame and where the frame meets the walls, because water stands there after rain. In time the hinges stiffen, the leaves stop closing flat, and the gap between them lets water down the stairs. Replacement means taking the old door off the walls and setting a new one sized to them, fastened down to the walls and to the house at the top.

Old wood cellar doors

Some outside cellar entries still have wood doors on a wood frame, which rests on the stairwell walls, where it stays damp. Once the frame rots, the doors sag and no longer meet in the middle. Rebuilding wood doors gives the rot the same place to start again. Replacing them with a steel bulkhead means removing the doors and the old frame down to the walls, then setting the steel door on the walls. If the wall tops need building up or leveling, that work, and who does it, is planned at the estimate.

The side door into an attached garage

A garage side door is an exterior door like any other, but it stands on the garage slab, with the foot of each jamb leg close to whatever water is on the floor. Soft framing around the opening is checked at the estimate. When only the foot of a jamb has gone soft, and the door itself is sound, the frame can be repaired in place. Splicing new wood into a jamb leg is a rotted door jamb repair.

When the door is rusted, delaminated, or past re-hanging, the answer is a new pre-hung exterior unit: a door already hung in its own new frame. The old door and frame come out. The new unit is set level and plumb in the opening and shimmed, and the sill is sealed to the slab.

The stairwell, sized for a stock door

A bulkhead is ordered by its size, so at the estimate Jimmy measures the stairwell walls outside to outside across the width, the length from the house wall out to the far end, and the height at both ends, since the door slopes between them. Steel bulkhead doors come in a range of stock sizes, and the measurements indicate whether one will fit your walls. If one doesn't, Jimmy tells you at the estimate before anything is ordered. He also looks at the walls themselves, whether they are cracked or out of level, and what the old door was fastened to. At the top, the house wall may be siding, brick, or block, and that seam is where the seal has to hold. At the foot of the steps, two things matter: where any water that gets past the door drains, and the door into the basement itself.

Masonry cellar stairwells in Wilmington and Claymont houses

An outside cellar stairwell on a Wilmington or Claymont house can be walled in poured concrete, block, brick, or stone, and each takes a door's fasteners differently. An anchor that holds fast in poured concrete can split a soft brick or spin in the hollow core of a block. An old door may also sit on a wood sill laid over the masonry, which has since rotted. What remains of the wall under that sill determines how the new door is fastened, so it is inspected before the steel door is ordered.

The Door Comes Last

1

What the door is doing

Send the form, or call or text (302) 321-3577 and describe what the door is doing, such as rusting through, sagging, leaking, or sticking.

2

The estimate visit

Jimmy measures the stairwell or the opening when he comes for the estimate.

3

The new door is ordered

The new door is ordered in the size that fits your stairwell or opening. If you want a door with glass or a particular style, settle it here.

4

Removal and setting

The old door and its frame come out. A bulkhead is set on its walls and fastened down. A side door is set plumb, shimmed, fastened, and sealed at the sill.

5

The bolt thrown from below

The bulkhead leaves are closed and bolted from inside the stairwell, or the side door is latched and locked, before the drop cloths come up.

The walls a door sits in shape this price. A steel bulkhead that replaces another steel door on square, level stairwell walls is installed in a stock size. Old wood cellar doors on a frame that has rotted into the masonry mean clearing that frame away first, and walls that are out of level add a question the estimate has to answer. At the garage, soft framing around the side door is priced when it can be seen at the estimate.

After the New Door Is In

It keeps rain and snow off the stairs, which an old door with gaps between its leaves no longer does. It doesn't waterproof the stairwell. Water can still come through cracks in the stairwell walls or up through the ground at the foot of the steps, and that is a separate problem from the door.

As-built, it bolts from the inside, with a slide bolt across the leaves, which is why the door at the foot of the stairs matters for security, too. Some steel doors can take a keyed lock kit that allows the leaves to be opened and locked from the outside.

Steel is strong, but a scratch low on the door can rust where it sees water off the slab. Fiberglass doesn't rust, resists dents, and can be bought with a wood-grain finish. Both come as pre-hung units in standard sizes.

An in-swing door keeps its hinge pins inside the garage, where nobody outside can reach them. An out-swing door keeps the garage floor clear behind it, which helps if a workbench or a car sits close to the opening. The new unit can be ordered either way.

Yes. Exterior doors come solid, with a half window at the top or with full-length glass, and the glass lets daylight into a garage that has none. Glass close to the lock puts the deadbolt within reach of a broken pane, which is worth weighing when you pick the style.

One Door or Both?

Is it the bulkhead over the basement stairs or the walk-through door on the side of the garage? Pick the one that is giving out (or both), and the estimate starts there.
