ZIP code: 19707. Affluent northwest Delaware. The Pike Creek and Hockessin Greens areas, the Reserve at Hockessin, and Mendenhall Village are the strongest neighborhoods. Custom builds dominate; remodel work here tends premium-tier (Wood-Mode kitchens, Andersen 400 Series windows, custom porticos). Polybutylene supply line work is more common in 1985–1995 builds across Hockessin than in most other Tier 2 markets
Bear (Tier 3 Landmark Callout Below)
ZIP code: 19701. Bear is in our service area as a Tier 3 market and Abhi confirmation 2026-05-26. The Bear area sits between Newark and Glasgow, with Lums Pond State Park to the south (Delaware's largest freshwater pond), Glasgow Regional Park just to the west, and the C&D Canal Wildlife Area to the north along the canal. The land was part of an original William Penn land grant before the canal opened in 1829 — much of the area still reflects the historical land-use patterns set in that era. Homes here are predominantly 1985–2005 builds with the typical Northern Delaware features of that era: pressure-treated decks now reaching end-of-life, polybutylene supply pipes in a meaningful share of homes, 1990s vinyl windows showing failed seals.
